Job Description

Summary/objective

·         Responsible for and assists in managing all areas of the buildings and grounds department. Assures all maintenance projects and activities meet the needs of the College, within budget guidelines and set completion date that supports the college’s mission. Assists in supervising employees and coordinates and participates in activities to maintain the campus electrical, heating, cooling, domestic water, sewage disposal, alarm, and locking/keying systems.

·         Must be able to work effectively with outside vendors, general contractors, local and state regulatory officials, college constituents (customers), and departmental team members in a professional atmosphere with team effort.

·         Fosters a strong sense of service attitude to meet customer needs quickly, thoroughly and professionally.

·         Keeps the Director of Building and Grounds, as well as other applicable college personnel informed and current on progress, problems, and objectives.

·         Maintains all duties of the Director of Building and Grounds in the Director’s absence. Provides a safe work environment for employees and follows OSHA safety codes.

·         Advises the Director of Building and Grounds on building system issues and technical matters.

·         Assists in assessing building systems campus wide.

·         Assists in managing repair, maintenance, and special projects across campus and keeps the Director of Building and Grounds apprised of progress on a regular basis.

·         Collaborates with the Director of Building and Grounds on departmental budgeting and assists in managing designated budget areas to ensure fiscal responsibility and alignment with departmental goals.

Supervisory responsibilities

·         Oversees the day-to-day performance of tradesmen, inspects buildings to identify problems and necessary maintenance needs.

·         Responsible for ensuring that all building systems and equipment are operational at peak performance.

·         Evaluates performance of the College tradesmen and provides feedback.

·         Assists with tradesmen’s schedules and prioritizes workflow.

·         Assists tradesmen in resolving issues that may arise daily.

·         Maintains and encourages a positive work environment.

·         Always looking for ways to improve campus facilities.

·         Reports to the Director of Building and Grounds or to the Vice President for Finance & Administration in the absence of the Director of Building and Grounds.

Work environment

·         Conditioned/unconditioned spaces.

·         Warm/cold outside climates

Physical demands

·         Requires full range of body motion, including reaching, stooping, kneeling, climbing and walking. Must be able to lift/carry items weighing up to 50 lbs.  Requires standing for extended periods of time. Requires ability to operate motorized equipment requiring manual dexterity. Must have good vision, with or without corrective lenses.

Travel required

·         Travel required is limited to on campus and periodically off campus to obtain materials required to perform your daily duties. Randolph College requires a valid driver’s license issued from the state of Virginia to operate a college owned vehicle and as a prerequisite to driving a college owned vehicle the job applicant must pass a driver safety session with the campus security department.

Required education and experience

  • High school diploma

  • Valid Virginia driver’s license

  • Vocational education, apprenticeship, training or on the job training in utilities systems and the equipment of related work

  • Possesses 3–5 years of supervisory experience in a maintenance environment, overseeing daily operations and team performance.

  • Solid Word, Excel, and Microsoft Scheduler skills

  • Fundamental knowledge of budget creation and tracking

  • Fundamental understanding of electrical, plumbing, and construction

  • Understand mathematical calculations used in building systems operation

  • Express concepts, explanations, and justifications both verbally and in writing

  • Solve intricate problems concerning building systems

  • Read and interpret plans, sketches, specifications, schematics and wiring diagrams

 

Preferred education and experience

  • 3–5 years of maintenance supervisory experience in a higher education or K–12 environment, managing staff, coordinating facility operations, and ensuring compliance with institutional standards.
